State Creates 46 New Affordable Homes for Greene County Families
ROODHOUSE - Through the Rental Assistance Demonstration program, the Housing Authority of Greene County demolished Prairie Court in Greenfield and Glen Rowe Court in Roodhouse. In their place Hopkins Estates and Tiger Trace were built, a new-construction development bringing 46 one-, two-, three- and four-bedroom rental homes to Roodhouse and Greenfield. City leaders and other partners joined the Housing Authority of Greene County to celebrate the grand opening of Hopkins Estates which will deliver much-needed affordable housing to Greene County.
"It would have been financially infeasible to rehabilitate the two existing housing developments in their former state," IHDA Multifamily Finance Director Christine Morgan said. "Through a public-private partnership, the State of Illinois was able to help create jobs, generate tax revenue and, most importantly, create new housing stock to ensure working families, seniors and people with special needs have a place to call home."
Developed by the Housing Authority of Greene County and Windsor Development Group, the project is financed largely by federal low-income housing tax credits awarded by IHDA. These credits generated over $10.7 million in private capital that offset the cost of construction. Additional support was provided by Carrollton Bank, the Federal Home Loan Bank, U.S. Bank and CREA.
Each unit will include a full range of modern in-unit amenities including: refrigerators, microwave, dishwashers and individual washers and dryers. Eighteen units will be reserved for households earning less than 60 percent of the Area Median Income (< $31,200 for a household of two in Greene County), another eighteen for those at or below 50 percent of the Area Median Income (<$25,600) and the remaining ten for those at or below 30 percent of the Area Median Income (<$15,360).
